01:24Thank you for coming over to the office and the pleasure is all ours.
01:27Gurpal, let me begin with you.
01:29Can you tell us about Trivok and what differentiates it from other brands?
01:33Yeah, thank you, Manisha.
01:35I think it's an interesting question.
01:36Everyone wants to know about that.
01:38So to tell you guys about Trivok, I think first I'll have to tell you the history of
01:42our Chawla family.
01:44So it goes back to the 1940s where our grandfather, Shri K.S.
01:48Chawla ji, he started the entrepreneurial journey.
01:52He was a very dynamic businessman and he did a lot of industries, finally got into electronics
01:58and he created an iconic brand called Prestige.
02:03At Prestige, we were always the pioneers in innovation and they also got the Quartz technology
02:09in India.
02:10They were the first ones to get the Quartz technology.
02:12So I think that is all where the business blood comes from and as far as the real estate
02:18investments are concerned, I think they go back to the 1990s.
02:22And you know, being a businessman, where do you put your disposable income?
02:26I think that's all.
02:27The real estate was the best asset.
02:28So all our commercial and retail grade A assets, we started building from the 1990s and they're
02:35all rented and we have a healthy portfolio.
02:37Then comes the second generation, our fathers and our uncles and chachas.
02:42They co-founded a brand space in Gurgaon and that's delivered over 15 projects and
02:4715 million square feet.
02:49So now we are here taking their realm forward with Trivok and to answer your question again
02:56about the differentiator.
02:59So with such a big and old business legacy, I think they've instilled so many values and
03:06principles in us.
03:07So innovation remains at the core of our, you know, at Trivok.
03:12And I think I would humbly say that we are going to redefine the luxury real estate in
03:19Nelligurgaon.
03:20So it seems like entrepreneurship and innovation runs in your blood.
03:25So Gopal, could you tell us that you're a third generation leader, how do you see the
03:31future of Trivok unfolding under your leadership?
03:36So as I told you, you know, our elders are strength and we have had so many, like there
03:42was no age bar, like from the 10 years, 12 years, like business conversations used to
03:47run in our family all the time, dinner tables, car rides and whenever.
03:51And we also made it a point that, you know, whoever is running the business in the office,
03:58we have the lunch together.
03:59So we love discussing each other's successes, failures, high points, low points at the lunch
04:05table in the office.
04:06So that gave us insight about everyone and gaining so much experience from that.
04:11You know, I think I can proudly say that, you know, we have a 75 year legacy and we
04:18have the next 75 years vision.
04:20So that is how we're going to take it forward.
04:24So in this 75 year old vision, what do you see Trivok doing?
04:28I mean, you have a past, but now what is ahead for you?
04:32Beyond Gurgaon, are you looking at something beyond Gurgaon?
04:35Is it only going to be luxury?
04:36Is it going to be real estate, which is residential, commercial?
04:40What are you looking at for Trivok?
04:42As far as we're concerned for the next three years to five years, I think Gurgaon is going
04:48to be our key because, you know, that is where our dominance has been and we know this market.
04:53So we are, we're going to launch about two to three projects a year.
04:57We're not in a hurry or we're not in a number game to launch a lot of projects every year
05:02because we believe that every project has at least a five to seven year cycle.
05:07So you know, completing that, giving the people what we promise and delivering that and once
05:11they're set in their houses or let's say their offices, you know, that's where the final
05:16success is.
05:17People, people think that launching the project is success.
05:20That's not there.
05:21You know, have to deliver it, deliver whatever we promised.
05:24That's a five to seven year journey.
05:26So yes, for the next three to five years, it's going to be Gurgaon itself, be it residential,
05:31luxury residential, commercial assets and retail assets.
05:35And then slowly and steadily, we're going to go to the tier two cities for townships
05:39and you know, plots.
05:41But it's going to be Delhi NCR for now.
05:43All right.
05:44Saj, coming to you.
05:46What are the latest trends in luxury real estate because over the last few years, it's
05:50been a huge growth in luxury real estate.
05:53Some statistics are putting a growth of 80% or so coming in just Gurugram, Delhi NCR area.
05:59So what are the latest trends in luxury real estate?
06:01See, I feel luxury real estate market is evolving.
06:05People are going towards wellness and sustainability.
06:08People are educated and now they need places where they get all their amenities like gyms,
06:13spas, play areas for kids.
06:16And I feel real estate has a lot to give to the people.
06:20And I think now is the time when people are realizing that luxury and good properties
06:25are what they're looking for.
06:27And obviously, location is the key.
06:29Good location and amenities are the things which are changing the luxury market in real
06:34estate and especially in Gurgaon, where there are a lot of people all from India who are
06:39moving to Gurgaon and they think this is the future.
06:41Saj, do you think the COVID pandemic has actually shaped the development of luxury real estate
06:49in places like Gurugram?
06:51Because at this point, there was this sudden, you know, few months where people were hoarding
06:55to their homes and they suddenly felt, we need bigger spaces, we need more rooms.
07:02And that is why, you know, the demand for larger houses, better amenities just skyrocketed.
07:08I think that was the time where actually people got immense time to spend with their family
07:14and also at their homes.
07:16And then they realized that, you know, at the end of the day, this is where you get
07:20your happiness.
07:21This is where you get everything you require in life.
07:24And I feel that is the reason even the real estate market and the builders have realized
07:30that we have to give them the amenities, we have to give them a space and a place where
07:36they can really feel safe, secure and enjoy their life and have a good, happy life there, I feel.
07:43I think post-COVID, you know, people realizing the importance of their houses and, you know,
07:50the bigger spaces and especially everyone wanted the space of their own, you know, be
07:55it husband, wife, children, they want the space of their own and the 2BHKs.
07:59The trend in Gurgaon was 2BHKs.
08:01So there, there was no space to their own.
08:03So that evolved and the good part is that all the developers, you know, realized that
08:10demand of the customers that they needed bigger houses and that gave courage to the customers
08:16also to build bigger houses and with better amenities and luxury in specific to them.
08:22People were so busy in their lives that they just thought that, you know, we just have
08:26to come to the house to sleep, otherwise we are out, you know.
08:29Now you look at the nuclear families, both husband and wife are working.
08:32So they just said that, you know, we come home for 8-10 hours, we don't need such big
08:36spaces or luxury, but everyone started realizing the value of time, the value of spending time
08:41with their family and what best in a community in your own residential development or the houses.
08:46So that's why the bigger houses are preferred now.
08:49Right.
08:50So, Sage, what are the standout amenities of luxury projects?
08:55Do you provide these kind of amenities in your project?
08:57See, I feel amenities are always there in all the projects, but I think there is a lot
09:03of scope and there's a lot we can offer on the table and at Trivok, we also think to
09:08give amenities which are different from the others.
09:12And yes, definitely we have a lot planned in our mind to give and we want our customers
09:17to feel that they're invested at the right place at the right time.
09:21And hopefully we can deliver and the best possible in the market and we're looking
09:27forward to that.
09:28And amenities and luxuries are all underrated.
09:30I think more so the customers, they want experiences as well.
09:35So we are, you know, we're always discussing with the colleagues and the staff and everyone
09:41that whoever comes, any customer who comes, he should be treated like a king.
09:45That's a cliche saying, but yes, that is.
09:47And you know, because people are investing their hard-earned money.
09:50So amenities, every developer will want to give the best amenities.
09:53Everyone will say, I'll give the best amenities.
09:56But ultimately it's being taken care of.
09:57You know, you're coming, you're taking a decisive bet on a developer on a property
10:01that's going to be made.
10:03So they need to be felt, you know, heard, and they need to be felt that they're taken
10:08care in the best way.
10:10So at our core, I think that's what we are planning to do more that people are felt heard
10:15and people are felt that yes, they'll get the best out of whatever properties they buy,
10:19be it the houses, be it the commercial assets, the retail assets.
10:23But that's where we want to, you know, up our game.
10:26Right.
10:27So when it comes to brand ambassadors, when you were, you know, zeroing down, how did
10:32you then come upon Saif and Kareena for your brand ambassador?
10:37See, as you know, Saif comes with a legacy of the Pataudi family.
10:41Kareena is an epitome of luxury and she's a, she is and has been called the queen of
10:46Bollywood.
10:48And she also has a legacy of the Kapoor families.
10:51They have been in the Bollywood industry for a very long time.
10:55And we introduced Rework as a brand of luxury and legacy.
10:58So no one else is better than Saifina to take it ahead for us.
11:03And I think that is why we thought they're the best for us and they're, I think they're
11:08quite evidently there to give a message to the market that we are here for luxury and
11:12legacy.
11:13Great.
11:14They epitomize your brand of luxury, right?
11:17This is really interesting stuff and we will continue with this conversation.

11:26We are talking to Mr. Gurpal Singh Chawla and Mr. Seher Chawla, Managing Directors of
11:31Trivok.
11:32Gurpal, can you tell us more about your new luxury project?
11:36Absolutely, Anisha.
11:37I'd be very happy to discuss about the first luxury project, Trivok Royal Residences, which
11:42we're getting under this brand.
11:44So you know, this project was picked up in an HSEP auction and it is on the, one of the
11:50best locations in Gurgaon, I would say, Sector 56, Golf Course Road.
11:54Golf Course Road has been such a matured location and can't get better than that.
11:58All your retail, all your office spaces, all your shopping centers, all your best schools,
12:04best hospitals are just in a one kilometer radius.
12:07So for all the Royal Residences, for this project, what better than this, you know,
12:12the location and the kind of facilities and the amenities we're going to provide them
12:15here.
12:16So, after picking up this project, we discussed with a couple of funds and once we were discussing
12:22with the Blackstone Bag ESK Fund, Amit Ji and Bhavan Ji, the senior leadership there,
12:27they were so happy about the location and so convinced with our vision, how to develop
12:32this project, that they immediately wanted to come on the project and they partnered
12:35with us for this project.
12:37After that, we wanted the best of consultants on board, you know, the consultants are the
12:41one who make or break a project.
12:44So the principal consultant here is Morphogenesis, they're known for building all the Trump Towers
12:50in India and recently they got fame by building the Surat Diamond Boss in Gujarat, which is
12:56the biggest office facility there.
13:00And it was also inaugurated by our dear Prime Minister, Mr. Modi Ji.
13:06So when we were discussing with the co-founder Sonali, she's a dear friend and we were discussing
13:10about the project, over a couple of coffee sessions and a lot of meetings, you know,
13:15they came up with this unique design of a twin tower with connected skydeck on the top.
13:21So that's where we were so excited about their project and then we went on adding more consultants
13:26to the project and for interiors, we always wanted somebody who would do justice to this
13:32project.
13:33So, you know, Zafar Ji, who owns Habitat Architects, our association with him goes back 15 years
13:39and he's built so many masterpieces and such good clubs and houses all over India.
13:45So we thought we'll just go ahead with him and the kind of, you know, 3Ds and the projections
13:51he's doing, I think everyone's going to love it when it's going to come.
13:56And then the major part, we always wanted that, you know, landscaping should be the
14:00best part of the project.
14:01So that made us go and look at foreign consultants and then we zeroed down on Cooper Hills.
14:09They're a Singapore-based landscape consultant and they've done so many projects there and,
14:16you know, in India as well.
14:17Like I think Magnolias is done by them, many more to say so.
14:21And so they came up with a very good vertical concept with this project, vertical landscaping.
14:29And we have landscaping not only on one level, it's a 3D landscape.
14:33So, you know, once you enter the project, the ground floor is totally free of any regular movement.
14:40It is filled with all the greenery, the parks, the walking spaces, children's playing spaces,
14:46elderly playing spaces.
14:48Then we go to the fourth floor where there's a club and we have equal amount of space inside
14:53than outside.
14:54So, you know, fountains there, pools, pools specially for the kids, the jet play areas,
15:00sunken gardens.
15:02And then we go to the skydeck.
15:04The skydeck is the highlight.
15:05You know, we wanted skydeck not only for the views, you know, people going above 100 meters.
15:12First of all, in India it is or in Delhi, Gurgaon, I would say it is not too common
15:16to go up to 100 meters and, you know, move around.
15:18So we wanted a usable skydeck.
15:20So they've come up with such fantastic design with yoga pods, with amphitheaters, with,
15:26you know, barbecue decks, everything, jogging tracks.
15:30So that's about it.
15:31And I think it's going to be one of the best projects ever planned.
15:33I'm sure it sounds very interesting, but could you tell us, Gurpal, why the golf course road?
15:40Because, you know, there are so many more upcoming areas around Gurgaon.
15:46Gurgaon itself has expanded so much.
15:48Why this particular location?
15:51And I mean, because of that location, you think it's already a success?
15:55Could you talk to us more about that?
15:57I think location has always been a key.
15:59You know, if it, be it for the investors or the end-users, you know, today traveling
16:03time, I'm sorry to say, but it's been a pain in Delhi, Gurgaon, you know.
16:09So what best than a centrally located location?
16:13And no, we don't have to tell anyone that the upcoming roads here or these roads will
16:17join or this and that.
16:19So this already centrally located in the heart of Gurgaon, golf course road has so much,
16:23like DLF has done wonders to the golf course road.
16:27So it's a privilege for us to be part of that bandwagon.
16:30Right.
16:31Gurpal, I want to understand, you've spoken about landscaping, you've spoken about the
16:35sky deck.
16:36I want to understand whether sustainability is important for you and whether at all it
16:41is important for your end-users as well.
16:45And how do you plan to incorporate, you know, green building norms in your projects?
16:50So you know, we just don't want to deliver like luxury and beautiful projects.
16:54We also want to deliver sustainable living spaces.
16:58So for that, we've taken a lot of measures like, you know, treated water, recycled water,
17:04solar panels, and like for panes, low VOC panes, which are lead-free and the many more.
17:10And you know, using energy efficient HVAC units and maintaining the inside AQI of that
17:19buildings is what we prioritize coming forward.
17:24I would also like to add something here.
17:26So with the unique design, as he mentioned, we have also have a unique design for the
17:32people who are staying here.
17:33Our first apartment, which starts at about 80 feet from the ground height, will have
17:39clear views for the Ravlis and the golf course road.
17:42And absolutely, I miss that.
17:44I think, I think, you know, you know, all the housing and the dwellings, all the units
17:49start from the ground floor.
17:50They don't get good views.
17:51So we designed it in that way that the first habitable floor starts from the fifth floor
17:58and there are unobstructed views from the fifth to the 27th floor.
18:01The apartments in itself are designed so uniquely that they have running balconies, like be
18:06it the 3BHK or the 4BHK, we've not compromised on the room sizes.
18:11So 4BHK has all four equally big in room sizes with walk-in wardrobe spaces and everything.
18:19So there are a lot of things that have come up with such good professional architects
18:23on board.
18:24And, you know, we are all geared up, I think, to make it one of the most successful and
18:29the biggest and the most beautiful project that everyone's going to see.
18:33I'm sure the whole market must be waiting for this.
18:36Sehj, what's coming up next for Tervaag?
18:40Any new or upcoming project that you'd like to mention?
18:43I would say it's just the starting for Tervaag.
18:45We are here to stay for a long time.
18:47As my brother mentioned that we have a 75-year vision.
18:51We're looking for some grade A luxury projects in terms of even retail and commercial and
18:58some township and tier 2 cities.
19:01As far as Gurgaon is concerned, we'll be looking for some beautiful projects in SPR and Dwarka
19:07Expressway.
19:09Just a hint, our next project is already planned and we'll be coming out soon with the details.
19:15That's one of the best sectors in Dwarka Expressway.
19:20That's what we can give right now, but soon everyone's going to get to know about that
19:23as well.
19:24So, we're all waiting with bated breath for details for that, but Sehj and Gurpaal, thank
